Transcend Equity Expands
Resources
The Problem
Our client’s operational staff was stretched thin
by the age and condition of much of their portfolio. Compounding
this problem was a significant planned portfolio expansion.
Market pressures to produce strong FFO growth made increasing
their staff financially unattractive.
The Solution
Through MESA, Transcend Equity replaced 1,800 tons of aging HVAC
equipment and upgraded or replaced building controls and
automation systems in 17 buildings. Transcend Equity also implemented
a web-based, enterprise-wide facility management system
providing the staff a common user interface into the controls
systems in each of the buildings.
The Impact
By virtually eliminating tenant comfort complaints, significantly
reducing the maintenance and repair burden of the HVAC
equipment and providing real time remote visibility into
the buildings, our client’s staff effectiveness was
substantially enhanced. As a result, our client was able
to increase their portfolio size by more than 30% without
a material increase in operating staff. |
